On a direct cash sale to us, there are no commissions, no fees, and no closing costs — we cover everything. The offer we send is the number you'd walk with after mortgage payoff. If you decide to list traditionally instead, standard real-estate commissions apply, but those are paid out of the sale at closing, not upfront.
