Honest disclosure
When we're not the right call.
A direct cash offer isn't the best path for every homeowner. Some deals are better done another way, or done later, or done by someone else entirely. Here's the honest list — read it before you talk to us so we don't waste your time or ours.
Skip us if any of this is true
Six situations where we're the wrong call.
You have equity, time, and a house that shows well.
If the property is move-in ready, you're not under a hard deadline, and there's real equity on the table, a traditional MLS listing will almost always net you more money than a direct cash sale. Not "a little more" — often 10-20% more, even after commission and closing costs. Ask us for a listing, or ask us to refer you to a listing specialist if you'd rather go elsewhere. Same brokerage.
You want the absolute highest possible price, no matter what.
A direct cash offer buys speed, certainty, and no repairs. It doesn't buy the top of the market. If price is the only thing that matters and everything else is negotiable — timeline, prep work, showings, appraisal risk — list it, don't sell it to us.
You're still weighing keeping the house.
If a loan modification, forbearance, or refinance might realistically get you back on track, that's usually the better first move. We're happy to talk it through, but we'll point you to a HUD-approved housing counselor before we point you to a sale. That call is free at hud.gov/counseling.
The property is outside DC, Maryland, or Virginia.
Steven is currently licensed in DC and Maryland only. If you own property in Virginia or anywhere else, we can refer you to a vetted investor or agent in your area through our nationwide network — no cost to you, no obligation.
You want to negotiate the offer.
We give you our best number the first time. It's based on real comps, real repair estimates, and what makes the deal work for us. There's no phantom "list price" we walk down from. If our number doesn't work for you, list it — that's a different game entirely.
You're being pressured by a wholesaler or "we buy houses" flyer.
If someone is pushing you to sign a contract today, that contract likely says they can assign it (sell your house to somebody else before closing) or walk away if they can't. Get a copy, read it, and take it to an attorney before signing. We're a licensed real-estate team, not a wholesaler — different business, different rules.
We are the right call when…
Four situations where we shine.
Deadline pressure
Auction date, eviction, tax sale, court-ordered sale, job-relocation move date.
The house needs a lot of work
Deferred maintenance, code issues, hoarder situations, unfinished renovations, cash-only condition.
You need certainty over top dollar
Divorce, probate, medical crisis, out-of-state ownership — a deal that will absolutely close matters more than squeezing every last dollar.
You don't want the house involved in your life anymore
Inherited property with a lifetime of stuff inside. Tired-landlord property. A home where the memories are hard. As-is means as-is.
If we're not your path
Where to go instead.
HUD-approved housing counselor — free, unbiased help with loan modification, forbearance, and pre-foreclosure options. hud.gov/counseling
Traditional listing with our team — if you want top dollar and have the time, we're also a full-service brokerage. Same team, different path. Ask us for a listing consult
A referral to another agent — if your property is out of state or you'd rather work with someone else, we'll refer you through our nationwide network. No fee to you.
A real-estate attorney — for divorce sales, probate, tax liens, or anything where legal advice matters more than the transaction itself. Ask us for a referral; we won't bill you for one.
